Industrial design and build: buildings designed around performance from the start.
BECORP integrates design, project coordination and building-performance systems to create factories, warehouses and commercial facilities that are more efficient, comfortable and better suited to their operational needs.
What’s in scope
One coordinated design and build scope.
Industrial buildings bring structure, envelope, services, operational requirements and occupant comfort together. Becorp coordinates these elements as part of one project delivery process, with specialist roles confirmed according to each project.
01
Concept & Spatial Planning
Building layouts are developed around operational flow, practical use and the performance requirements of the space.
02
Design & Technical Coordination
Architectural, engineering and specialist inputs are coordinated according to the needs and scope of each project.
03
Building Envelope Design
Roof, wall, glazing and insulation strategies are considered together to manage heat gain and support indoor comfort.
04
Interior Fit-Out & Specialist Works
Interior spaces, partitions, finishes and specialist works can be coordinated alongside the broader building scope where required.
05
M&E Coordination
Electrical, lighting and mechanical requirements are coordinated against the design and construction programme so interfaces can be resolved before installation.
06
Installation, Commissioning & Handover
The approved systems are installed and project-managed with quality controls, followed by verification where applicable against the agreed baseline and method.
Designed around the building envelope
Structure is only one part of performance.
For Becorp, industrial design and build also considers how the completed building responds to external heat, glazing, roof exposure, sound and energy demand.
Roof & Wall Performance
Heat-control strategies for exposed roof and wall surfaces.
Insulation
Thermal and acoustic insulation selected around the building assembly and project requirements.
Glazing
Solar-control solutions for windows and glazed façades where appropriate.
Acoustic Performance
Material and system selection to support the acoustic needs of the space.
How a project runs
From assessment to verification.
Performance is designed, installed and evidenced rather than assumed.
01
Assess
Assess the building, operating conditions and project objectives.
02
Audit
Coordinate the appropriate technical or energy assessment where required.
03
Identify
Locate heat-gain paths, thermal bridges, acoustic concerns and envelope opportunities.
04
Design
Select the appropriate systems, interfaces, evidence requirements and measurement approach.
05
Execute
Supply, install and project-manage the work with disciplined quality controls.
06
Verify
Measure and verify outcomes where applicable against an agreed baseline and method.

Experience before specification
Experience building performance before committing to a system.
At Becorp’s Experience Centre in Jalan Klang Lama, architects, developers and green-energy professionals can interact with selected systems and compare how different heat-entry paths are treated.
Demonstrations may include thermal performance, acoustic behaviour and moisture-related detailing under documented test conditions.
A 65,000 sq ft multipurpose event venue delivered through integrated design and build works, with interior spaces, lighting, finishes and event infrastructure coordinated as one complete project.
Applicable building, material, workplace and regulatory requirements are assessed according to the project scope.
Performance Verification
Where applicable, project outcomes can be measured against an agreed baseline and documented method.
Labour & Materials Warranty
Becorp provides labour and materials warranty according to the applicable project contract and product documentation.
Energy & ESG Coordination
Where required, Becorp can coordinate building-performance work with appropriate registered energy professionals and project-specific evidence requirements.
